Estate agents and property management

Roof condition assessments, written findings, repair quotes and responsive repairs for estate agents, letting agents and managing agents. Based in Morecambe, working across Lancaster, the wider North West and into the South Lakes.

Condition assessments before sale or letting

A roof defect found by the buyer’s surveyor partway through a sale tends to become a renegotiation or a lost buyer. Found before the property is marketed, it is a known item the vendor can repair or price in. A pre-sale assessment covers the covering, ridges, verges, valleys, flashings, chimneys, gutters and roofline, and any visible signs of water getting in, with the loft looked at where there is access.

Before a new tenancy, the same check confirms the roof and rainwater goods are in a fit state to hand over and picks out anything likely to turn into a tenant call-out over the winter. It is a practical roofer’s assessment, not a structural survey or a RICS report, and the written findings say so. Buyers instructing their own assessment can be pointed to the informal roof assessment page.

Written findings you can pass on

Findings come back in writing, in plain language, with photographs of each issue. Each item says what was seen, where it is and what it would take to put right, set out so it can go to a vendor, landlord or client without rewriting. Where something falls outside a roofer’s remit, such as signs of structural movement, the findings say so and recommend the right specialist rather than guessing.

Repair quotes and responsive work

Where work is needed, the quote is itemised so a client can see what each repair costs and decide what to do now and what can wait. Quotes can be addressed to the agent, the landlord or the owner, whichever fits how the property is managed.

On managed portfolios, repairs run through one point of contact, access is arranged with tenants through the agent, and photographs come back when the job is done. Urgent work such as an active leak or storm damage is made safe first and repaired properly once materials and weather allow. Routine work like gutter clearing can be scheduled across a number of properties. Arrangements for regular or ongoing work can be discussed directly.

Where we work

Day-to-day work covers Lancaster, Morecambe, Heysham, Carnforth and the surrounding villages, across the wider North West and north into the South Lakes around Milnthorpe, Kirkby Lonsdale and Kendal. Larger jobs and ongoing contracts justify travelling further, so if a portfolio or a single property sits outside that area, it is still worth asking.

Rough description is fine. Age of the property and how long it’s been happening both help.
